@Katir Magoun I would have most definitely wanted an iron clad ROW! However, it looks like the property is pending as of this morning, so it appears I don't need to do more digging. Thanks for all the help everyone!

@Tim McClary. That's what I figured. The house has been in foreclosure since 2016, so the road could use a little bit of work. It's mostly just a little overgrown.

I found a flip property that is in a great location with potential to make a great return. Went to look at it the other day and the the property is land-locked. Overall the property is in a good location for commuting, would make a great starter home for the price-point, and a similar spec home sold very recently in the same town rather quickly. Has anyone dealt with a right-of-way access before? Has it hindered resale? If it was the only land with right-of-way access I'd probably just offer the owners some cash to pay for that little section of land, however there's another lot adjacent to the one I'm looking at that also shares the same access. I know not many states allow land-locked lots, but was wondering if anyone had any experience with this.

Hey everyone!

I'm currently looking at a potential flip property a few minutes from my house. It is a foreclosure and the property and house itself have some appeal. It'd be great for individuals downsizing, new homeowners, or those just starting a family. The downside is that the property is landlocked...there's a right of way driveway that is shared with another lot for access. Does anyone have any experience with a ROW and have you found it to hinder a sale? There's a similar property that just went under contract and there's potential to make a good hunk of change with the one I'm looking at, but didn't know if anyone had experience with a ROW preventing a sale or  being able to get a good market value for it.

Also the adjacent lot the ROW is shared with does not appear to be inhabited. It does have some junky cars, some sort of building, and a camper sitting on the lot. You can see it briefly as you approach the house and ever so slightly along the property line if you walk along it and look through the trees. In your experience, has this ever hindered a sale? The location overall is perfect for those commuting. Like I said the house and the land have the potential. I'm just worried about resale. If I was buying, I'd probably pass, but this isn't a high end flip. I'd love to know the opinion of those who've done fix and flips in Maine and dealt with Maine buyers.

I am a pharmacist who just graduated at the age of 24 and am just getting started in real estate investing. I'm still researching and looking for my 1st property.

I think it depends on how soon you want to start investing and how rigorous you want to invest. I just discovered real estate investing last year, right after I had graduated, so I already had the school loans and degree for a career as a pharmacist. If you get a degree will you have to take out a lot of loans? Do you want to make investing a career?

While I'm undoubtedly your senior, I much confess I was not flipping house in the 1800s ;-)

 Ha! It had made sense in my head, but now that you mention it, I see your point :)

BTW, just realized you are from New Brunswick. I grew up in Aroostook County Maine, right on the border of Canada.
