I must be messing something up on the calculator.

$7250 in monthly rents

- $2830 for P&I (I changed it from interestly only)

-630 Insurance

-385 Taxes

-220 Vacancy

-580 Repairs

-580 Capex

-725 Property Maitenance

$1300 or $130/door plus the equity......what did I mess up in the calculator?

That's what I thought--I was looking at this and wanted feedback as part of negotiations. I said $100 a door plus the equity is better.

OK--so this set of duplexes is a pocket deal. It's listed under market value right now. The cash flow is low but there's $20K in equity right off the bat. 

Thoughts?

@Charles Kao I am def a greenhorn when it

comes to mobile home parks.

Perhaps a better question is whether or not MHP use the same ROI type ratios/equations for

profitability on SFR or traditional MFR.

And how many lots should be just rented/utilized by folks who own their own home vs. park owned trailers that are rented along with the lots?
