Hello Anthony, 

I have asked myself the same question, as I am moving to SF in the Fall. For me, I can afford the commute from the East Bay and save a bit in rent for now. I'm looking at possibly wholesaling and doing other kinds of real estate investments so that in about a year or so, I'll be at a place, comfortable for me, to begin a buy and hold / residential situation, as you've mentioned. BP has a great calculator on here for analyzing cash flow for buy and hold deals. I would recommend getting pro membership, and analyzing all prospective properties on that calculator. It will be able to tell you what kind of return you'll get, and you can decide if the risk of market decline is part of your factors. (That's my plan, as well). I hope this helps.

Thank you Glenn. I am in a state where Tax Liens aren't issued, but deeds are. That's one reason I wanted advice, because I'll have to go out of state to purchase them, and I have little experience in those areas to determine the likelihood of redemption. I'll definitely keep lack of redemption in my mind!

As of right now, I only want to deal with Liens that have a high probability of being redeemed. So, I'm looking for the rate. Id like to diversify and have a few that are liquid.. redeemed in 3-6 months. And have a few with redemption periods around a year. Once I feel more comfortable, and have more money TO invest, I'd like to work on tax deeds. But that won't be for quite awhile.

I, too, got roped into the 3 day seminar and the Lien program. They say there is a money back guarantee for at least the seminar. Do you HAVE to go to the seminar to get that refund for the seminar?

I see that this thread was posted about 6 months ago. I  also got looped into the tax lien buyers club. Love the resources, but want to make that 10 Lein investment and make my initial investment back (buying the program). Did you ever call them? What has your experience been so far?

Hello BP,

I have always been a low risk kinda gal, and recently discovered tax liens. I like that there is opportunity to make high rates of return,  assuming rates haven't been bid down, and I'm seeking advice from anyone with Tax Lien experience.

Any counties you like working with in particular? Specific counties you avoid?

Have you ever had a lien not be redeemed, and what did that process look like for you? 

Other advice? 

I've tried to do some due diligence to read as much as I can, but I'd like to feel comfortable before making the leap, and that means asking my BP community!
