Hi Chelsea! I’m a newbie to investing and I’ve been looking at Worcester since the prices are way lower than Boston. Boston is too competitive! I’m happy I stumbled across this post because it told me my intuition was right (:

Hi everyone!

I am trying to obtain a property through wholesaling. It comes with an extra lot and I am not sure how to calculate the value for that. The area around is pretty developed, so I am not able to a comparison. The property is located in Charlestown, MA, so a pretty affluent neighborhood in Boston. If anyone has any insight on how to navigate this, I would be super appreciative!

Hi everyone! 

I am a new wholesaler and one thing I am struggling with is calculating my ARVs. I know every market is different, but I am currently based in Boston and would really like some assistance with doing my calculations. I have been currently running my numbers using 70%, but I have seen as low as 65% in a local REIA forum. That number seemed low to me, but I am not able to validate since I have no connections in yet in the area.The post was a bit dated, maybe 2 years old, so I would be really appreciative of any tips or resources on how to analyze deals in the Boston market currently.

hi  @Raymond Lewis ! I see you have a really great wealth on information on wholesaling and real estate investing in the Boston market. I have a super quick question for you: do you know what percentage rule is being used for wholesale deals in the Boston area? It would be really helpful for any insight.
