David - I’ll have to check out that area. I’ve mostly been looking at Boynton, Deerfield and coconut creek. But I know exactly where you’re talking about. I had family live just south of Atlantic on A1A. If they build that area up out east it could be really nice. Did you find the listing on MLS or are you searching other sources?

David, If you don’t mind me asking what was the purchase price on your duplex? I plan on buying a new property to move into and rent my current. I’ve been looking for duplex or triplex but have had difficulty finding any in my range in broward or palm beach (less than 250k)

Hi Amy, Im also in south Florida (Boca) and am looking for my second property. I also considered 55+ but decided it would narrow my marker of renters too much. And even though they are cheaper, you also will get less rent in these communities from what I’ve seen.

Hi Joseph, I live in Boca now. Bought my house in 2012 and have been looking to purchase a second property this year and use my current as a rental. I was thinking the same thing. However at this point it’s ‘I wish I bought two years ago. Or last year I should have just taken the jump.’ I don’t want to wait another few years and think I should have just bought in 2018. I think what others are saying is true. Just look everyday until you find that one good or decent deal. I’m considering buying something smaller than I would want and stick it out for a few years then use it as another rental. Maybe look at surrounding areas of Boca since it’s so expensive here.

Happy Monday Everyone, Here in south Florida many properties come with a hefty HOA. Granted this often covers roof repairs, exterior insurance, lawn care, sewer and some other expenses. I am curious what other investors find to be more beneficial, buying a property with a HOA or a SFH without a HOA but more out of pocket expense? Is the 200-500/month HOA fee worth it?

Jerry Jenkins My idea was to pay down the loan faster, refinance and have a larger cash flow from the property. Now I’m seeing this might not be the way to go. Maybe it’s better to use the cash to acquire more properties.

@ Jon Huber thank you for the sound advice! I'd be doing a HELOC as I already refinanced to get out of my PMI not too long ago. Should have taken out the cash then but I wasn't thinking since I wasn't actively looking for a second property at the time.

A triplex would be ideal but i can't find any in my price range in this market (250,000 or less). Unless I'm not looking in the right places? I've mostly been checking out the MLS.

This is helpful and exactly the opposite of what I thought to do. I’ve been pouring my extra money into my current mortgage and now that I’m ready to buy #2 I have barely any cash to put down. I ran into that issue when buying my first property in 2012. Everything was going to cash buyers. My HOA requires live in for two years that’s the only reason I was able to get it during that time. Glad I asked, especially from the tax side of things that makes sense to hold it as cash.
