@Sid Kapoor thank you. That is all I have been able to find. So there isn’t an official application for this market? Just the transient tax and business license?

The sister market in Mariposa had an extension list for permitting including inspections from fire Marshall, building inspector, etc. As well as rules such as only allowing three bedrooms or less to rent, quiet hours, septic tank inspection.

I’m looking for similar rules in Oakhurst (Madera county) but it doesn’t appear to exist. Is this your understanding as well?

@Sid Kapoor congrats on the property,Sid. We are in the process for Oakhurst as well. We are unable to find anything on STR ordinances from the county. Do you know if there are any? We are unable to find any on the Madeira Cnty website

No, they didn’t update us at all. After 45 days, we started reaching out through email and phone. Evan is the main contact for setting up the meetings, which seems to be common now. We have neighbors who submitted a few weeks ago and have a meeting in April. Long time from now! :( I would recommend reaching out to see if you can schedule something.

@Jinglin Chen I think they will continue to be picky and strict with the permit rules, BUT I don’t foresee you not being able to get a permit. It is a very slow process. It took exactly two months to the day. We had everything in, but they asked as to write a much longer and more detailed nuisance response plan. We had a meeting with the director over zoom and it was a quick 20 mins. They want to make sure we know that we need our local contact to respond within 15 mins over text and within 30 mins over phone of there is a nuisance call. I would apply as soon as you get your property since it does take time. And be very thorough with the permit application. Good luck!

@Jinglin Chen update: we have our permit and are an active short term rental property! I think that rule would be very ,very difficult to regulate and pass. There are so many properties that would have to be taken down, I just don’t foresee that going through. I think it is wishful thinking on the locals part, but I think the city will continue to allow rentals close to each other. It brings a lot of money into the community.

We were worried about the same thing which is why we waited. They didn't come inspect. However, we also didn't do any construction that required permitting. I would still apply for the STR permit and if it comes up, say you are waiting on that permit as well. But they didn't come to our house at all.

They did require a zoom meeting with the director, however. Due to our nuisance plan. They are really, really big on that now. They want to make sure you aren’t disturbing the community.

Apply now! We just got our permit on December 23 and we submitted October 25. They are way behind, so get your application submitted. It is pretty through, so there are several steps you need to take before you submit. You will see these as you make your way through the process. They are a big stickler on the nuisance plan section as there is quite of bit of pushback from the community lately regarding STR. Feel free to reach out with questions about the permit, it's fresh in our minds. :)

Because of a meeting? That's... unheard of... Ordinances are acutally GOOD for STR since it means it's accepted as a lawful form of rentals, and it weeds out people who don't want to meet it those requirements. BANNING them is not the same and is usually the result of unregulated rogue STR owners who cause STRs to be banned... Take Cathedral City, for example.

Yucca Valley has started cracking down on their STR permits. They are now requiring non-local owners to redo their nuisance response plan and schedule a meeting with the admins before getting approved. Has anyone had the meetings yet with them?
