Can anyone recommend a good bank that you have an LOC with in Canada?

We have a 2 bedroom 1 bathroom home and we are adding a third bedroom and second bathroom. 

We are back and forth on our decision on whether to make the new bathroom a two piece or a full three piece because the bathroom is very small with a sloped ceiling.

Adding a three piece bath would increase our monthly rent and increase our homes appraisal however with limited space, we are concerned that potential buyers and tenants would be turned off by this three piece addition.

If we decide to add a three piece bath, the shower would be 30" and the vanity would be a small space saver one with the toilet on the sloped ceiling wall.

In your experience, would you do a two piece or three piece bathroom?

We are replacing our:

-oven and stove top ( with coils )

-range hood

-refrigerator

-washer

-dryer

-dishwasher

We are looking for stainless steel, reliable and cheap! What do you brands and retailers do you recommend?

I recently got laid off and I am looking to volunteer my time to help out an investor or someone experienced in the real estate field so I can learn while I am out of a job. 

Do you have any advice on how I can professionally and effectively approach professionals without looking like I'm trying to find a mentor with no value to provide?
