@Paul Dillon I never heard of them and I did a lot of research when I started looking for a solution. I ended up going with rentigo mainly because of the online rent collection but love their free software.

@Daniel Dietz for the accounting i suggest looking into quickbooks. For property management depending how many units you have - if you have a lot consider buildium or one of those solutions. If you're like me, you might fall in love with rentigo (it's free and you can collect rent online - not too many options but that makes it easy to use in my opinion!)

I think quickbooks is fine even if you have less than 10 properties. It's super easy to use.

@Richard Kolostian I think quickbooks is great (used them in the past for a different venture). I use a property management software called rentigo and thats one of the things I mentioned to their support that is missing.

@Kathleen R. i nixed buildium because i felt like it was much better suited for mega property managers not individuals - what is your take on this?

I have used buildium (www.buildium.com) when working for a large property management company, but now that I manage my own properties, I use rentigo (www.rentigo.com) to manage and collect rent. I really like their service and my tenants gave great feedback on the app for payments so it's a good fit for my properties.

I think it depends on how many properties you have. I use rentigo to manage my properties and it's really easy and I think hiring someone external would be a waste of money. This way I get to see and control everything. I think it would be worthwhile to use a paid service if you live in another state maybe and want someone to come deal with issues, or if you have hundreds of properties and managing them isn't your full time job. I use rentigo (www.rentigo.com) for property management 

Likes: 

  1. Easy
  2. Free
  3. Collect rent online 
  4. Lets me select that tenants pay processing fee 
  5. Great mobile app
  6. Live customer support

Dislikes

  1.  I wanted to manage for someone else but can't separate
  2. No connection to accounting software (yet - customer rep said soon)

I use a bunch of different software solutions

  1. rentigo.com for property management (free + helps me organize/collect rent online)
  2. canva to create social media posts (really easy and cheap - $1 if you need to buy a pic from them)
  3. mailchimp to send out emails  (free up to 2000 emails)
  4. SurveyMonkey (forms - $15 a month to personalize)
