Hi @Larry Smet

You would probably want to set up an American LLLP owned by a Can Corp. Do you currently own a Can Corp? Have you looked into take out loans with a hard money lender? There are some that have pretty reasonable rates (depending on what you are used to). RBC does have a investors program, if you want I can send you the details on it. I believe it was they would loan a min amount of 70k at 60% LTV for 15-25 years. But no rehab loans, that you would have to come up with the cash or contact a hard money lender. Most HML will loan on rehabs.

We have done a lot of market analysis. There are many great places to invest, all for different reasons. When it comes down to it, 3 and 4 flats are cheap, and rent is decent. Money is being invested into South Chicago and that development on the east side. So that makes me think it is up and coming.

Yes I have invested in Canada already, the problems here are the prices are outrageous compared to the US. Especially Chicago. And yet rents are around the same. Also most areas here are already at their peak, so there is not a lot of room to gain money in the property itself. We would definitely use a property manager so that will help too. Thank you for all of the info!

@Roy N. Thank you! =) No kidding! I haven't seen house prices this high before here! Vancouver is rocketing! Yes, we already have a cross border accountant and lawyer that set us up with a Can Corp & LLLP. Thank you for the tip!

@Ryan Steele - I live in Vancouver, Canada. So I will be investing in Chicago long distance. I have been searching/contacting a couple networking groups but so far no luck. Your website looks interesting, do you have long distance members also?

Hi! My name is Ashlee Reimer, and I am a first time investor. I have decided to start my journey in the Chicago area. I am searching for some contacts to start my business. I am mostly finding it difficult to find good contractors and hard money lenders for this area. I am looking to purchase 3 and 4 flats in South Chicago, rehab, rent, and hold for long term cash flow. Eventually I would like to break out of the residential world, and jump into the commercial world! If anyone has any tips or contacts that would be much appreciated! :)
