Hey BP I have a question if I have a gentleman wanting out of a property title that fell inside his lap and he offered to give it away not wanting anything in return.... The house has a 98k mortgage and 7k lien can I please get some help on how to take over the mortgage on this property the comps are between 140k and 155k for that area so even after paying 105k its still a good deal any help would be appreciated...Thanks in advance!

Hello everyone im from NWI and I recently started wholesaling properties, now im also a vacant and sometimes occupied home inspector with Safeguard Properties. So I come across under budget properties throughout NWI all the time I know I have great deals and im busting my butt to get the information I need to reach out to recent cash buyers contacting different homeowners to see if there looking for new property my question is how do I find serious cash buyers I don't mind working and working just need to know if im marketing on the right places or even marketing to the right investors?! Any input would be great!
