Post: 2020 Cook County Annual Tax Sale - held in 2022 (last week)

I was wondering if there are more people who participated in 2020 Cook County Annual Tax Sale, that was held last week. I picked up 26 tax certificates and would like to connect with folks who have done it before. I know that I need to pay $47 per PIN to order back tax search. Once that’s done and I will pay all back taxes and I will get tax certs. I bid on PINs that do not show any sold, forfeited or open taxes but you never know what the county comes back with after they do their research. Then within 4.5 months after the sale, I need to deliver to the county 22.5 notice and I will also need to provide “redemption extension”. Is 22.5 notice the same as “redemption extension” or this is something different? Other investors told me that when I am done with 22.5 all I can do is just pay next year’s taxes and post them to the cert so that they are not bought at the next sale. if nobody redeems those certs in 2.5yrs I can hire a lawyer to file petition for tax deed for me. I think that’s pretty much the gist of it...? 

The 22.5 notice is a standard form that I will populate with PIN/address/cert#/volume/$ amount

That $ amount is all money I spent so far per PIN, that includes final bid amount, $47, cost of cook county mailing, other ?

is there anything else I need to deliver to the county besides 22.5 notice ? what about “redemption extension” that someone told me about...is it the same thing as 22.5 or another form that I need to do ? 

I contacted several law firms... they charge anywhere between $200 and $300 to do the 22.5. I picked up 26 certs ...that would mean ...5k just to start the process...

thanks for the comments. so when the grass is dead ...is it dead for the season and next spring it will flourish again or it is dead for good and I will need to resod ?

I have a judgment against my tenant - $900. do you know of any good collection agency in cook county IL i could work with to recover whatever I can recover ? if someone wants to buy it. let me know

I moved in to that house in spring. Kinda neglected the backyard, was busy with inside updates. The grass seemed fine. I remember I cut it several times, was thick. Now looks like this. I have been watering for the past month regularly..the soil is not hard you can push knife 6 inches inside. Do you think the grass is killed and next year it will look the same way or next year it will “reset” and look normal again ? I tried organic fertilized Milorganite. I think I will apply it again in late fall and see what happens in spring ?

what screening service do you use. I am talking about a platform where you input tenant's SS#, DL etc and with no action on tenants part you get full credit report, possibly with civil court data nationwide. I am using mrlandlord.com works for me so far, for $25 I get what I need but I am trying to learn what's out there these days

I have a rental property that I would like to advertise among section 8 tenants. Do you know the best way to do that ? there is gosection8.com out there. I tried that several times in the past and never got any traction. There is obviously trulia/zillow/hotpads and I got my listing there. Zero interest from Section 8 tenants, a lot of interest from market tenants. I will try to ask my local housing office but they will most probably send me to gosection8.com. any ideas ?

i would like to remove couple of walls to open up the kitchen. wall A, wall B and small wall C. it is a trilevel house. i attach couple of pictures. would you know if those walls are for sure load bearing etc ? i hired a structural engineer and ordered a report but I would also appreciate comments from someone who knows framing. I will share the report once  I get it.

If you were to install check valve on your sewage line (to prevent back up from the street) would you go with plastic one or more expensive cast iron one ? I heard cast iron will rust anyways and you will have problems with it down the road. My area tends to flood a lot and street lines are full of water - hence the check valve

I have a general idea and I would appreciate if you could provide some details. I need to pick up a form called “citation to discover assets wage to third party employer”. I need to fill out that form, file with the clerk ($35) put defendant info, defendant employer info and send it via certified mail to the employer and to the defendant as well. Once I file with the clerk I will get court date. Her employer needs to comply and provide me with the info on her wages by the date set by the clerk (court date). Once I have that I will go in front of the judge, he enters the order and I believe I can start collecting wages.

The questions I have:

  1. It will cost me 2 certified pieces $6.6 of mail and filing fee ..so around $45 to complete the process. I understand I can add those costs on top of the, money judgment I have?
  2. When I file with the clerk I will send the employer the copy of what I filed. Do I need the copy to the defendant as well?
  3. I understand that once I file the date is set in court. The employer needs to respond to that date. What’s the purpose of that date? what actually happens in court on that date? when I receive response from the HR department of her employer…what do I need to do to start garnishing?
  4. "Citation notice". It looks like a form I would use to bring the defendant to court and cross examine trying to find out other assets than wages?
