Good craftsmanship quality is determined by many factors. Most people focus on the materials used which is important because you definitely need to specify the proper materials for the given circumstance. With that being said, the materials almost ALWAYS do what they are supposed to. But when a roof leaks before the materials have expired it is almost always related to one of or all of 3 things. Improper inspection, improper design, or improper installation. 

The crazy thing is that there is little to no training for proper inspections or installation in the roofing industry. There is also little to no regulation from municipalities or government agencies. It truly is Buyer Beware.

So to determine good craftsmanship and quality you need to measure the knowledge of the person inspecting and diagnosing. You also need to measure the technical ability of the installers. You need to determine if the company has systems and processes that assure their quality. Lastly you need to make sure the company has the proper insurances and safety program to keep you out of court.

In regards to insurance, they need to not only carry insurance for damaging your property, but they also need to carry workers compensation insurance for their workers. 

If they do not have workers compensation insurance, if an employee is injured on your property the liability could come to you PERSONALLY. When you hire a contractor you are acting as an EMPLOYER. And if you do not have insurance in between you and liability you are at risk.

These are some of the ways to determine quality. If you have a specific issue with a property, I can try to help steer you in the right direction.

Hello all! I am a new member to the site. I joined to learn more about investing for my retirement, but I own a couple of large roofing companies in Washington state. 

I am not an expert in investing, but I know a fair amount in roofing matters.

I don't know if it will help anyone, but if you are looking at a property and have roofing questions I will be happy to help.

It is the least I can do considering the lessons I am learning and problems I hope to avoid as a result of the information I am getting from all of you.
