$225 Dispossessory (Eviction) Fee, which covers our filing costs and time.  $75 Administrative Fee if you pay and want your lease reinstated.  This covers our costs to go back to the courthouse and cancel the case if before, or file a Satisfaction of Judgement if after the court date.

I use Mr Landlord to pull credit for my tenants.  They have a debt reporting service offering where you can ding their credit.  I don't know if I'm allowed to post links, but it's here:

I should add that she also wants to have an alarm installed.  I told her that the owner would have to approve the alarm company, and she said she wanted to calll ADT.

Personally, I don't care about that - the unit is in a B/C area anyway.

So  - have a tenant that moved  in, and during her walk through, asked for a couple of improvements.  I've been down this road before - so I rolled my eyes.  But then she snapped me back to reality, and said that she wanted to pay for the improvements AND the installation!  

What she wants is ceiling fans in the 2 bedrooms, so she doesn't have to run the air in the summer in her kids rooms (11 and 17), and she wants a garage door opener.

My lease says the usual about improvements staying with the house, and she's OK with that part - but having someone willing to pay for their improvements is new to me.  I already told her that if the "owner" approved it, that his people would have it installed.

So - would would my BP associates do?  Would you let her pay for the items, and install them on your dime?  Would you let her purchase them, and let her pay for you for the installation?   Neither?

As I said in a prior post, I'm a fair guy, and I'll report the good, bad, and ugly.

Things left off with me not hearing anything back from Paynearme after the lip service by their representative on 9/26 in this forum. I had since moved on to find another solution, and forgot about it.

On 10/8, I received an email from their customer support group, which was a response to my email to them on 9/25. (13 days later) asking for some additional documentation.

10/10, I sent the documentation, and within a couple of hours, I received an email congratulating me on completing the signup process.

Decided to try it out immediately, and wanted to see what the payment cycle would be on a 3 day bank holiday weekend, with Monday 10/13 being Columbus Day.

Made the payment at a Family Dollar on 10/10 at 8:10pm ET.

Received the confirmation text message as the payor (tenant) before I left the register (15 seconds)

Received the confirmation email as the payee (landlord) by the time I was pulling out of the parking lot (4-5 minutes)

Received email from my credit union that payment had been posted on 10/16 at 7:06am.

So basically, it was 2 full banking days (Tuesday/Wednesday) and I had my money on Thursday. Their website quotes a typical 4 day funding, so this is an improvement.

In summary, I think the service has the potential to be useful. Time will tell how they handle other customer service problems, or anything that happens outside of the norm. But if you don't have any hiccups, it might be worthwhile for you. Hope someone finds this current review helpful.

@J Scott J, do you have any recommendations for window replacement in Atlanta?  I know you ran away from here screaming, but surely you can give a referral..  ;-)

I'm no agent, but I might have been one in a previous life.  That said...

In every state I've done business in, there's usually an Realtor association where you can get forms.  In Georgia, we have GAR forms (Georgia Association of Realtors).  There is a GAR Rental Application, a GAR Lease, GAR Homeowners Disclosure.  All fill-in-the-blank.  Check your state association, or with your broker.
