Hello BP team - 

I am in search of a contractor/subcontractor that can take care of several renovation items for me. 

To list some we have (laying LVP flooring, putting up sheetrock, installing PEX piping, trim work, installing shower pan and some tile work)

If you guys have any recommendations feel free to shoot me a message or leave their contact info in the comments. 

I know good help is hard to come by.

Congrats Aaron! I grew up in Harvest, it's a great area with a great school system around. They have just renovated both the middle and high school. Also, the new Facebook Data Center in Toney, AL along with the Toyota engine manufacturing plant will bring jobs and more great people to the community. 

Were you able to capture any of your capital back when refinancing this property?

How long did it take you guys to renovate this property? 

Also, how long does it take your lender until you can cash out refi? (seasoning period) I am in the process of doing some rehabbing + looking to refinance soon on a triplex property in Toney, AL.

Yes, loss of rent is definitely a good defensive move just in case your property were to take a unforeseen hit and was not able to produce cash flow.

I will be contacting Clinton at Nationwide to get more info on this and to see if they are the insurance provider for me, I will tell him you sent me!

Good day Team,

I am in the process of looking for an insurance company in Huntsville, AL to provide for my rental property and was wondering if anyone had any good companies in mind that they would recommend!

I’ve talked to several insurance companies already but haven’t been able to find a good fit as of yet.

Are there any insurance companies local that will offer “loss of rent” along with the coverage in case I could not have tenants paying me to an unforeseen event like a fire or water damage?

We have the Facebook data center, 4,000 jobs from the FBI on the Redstone arsenal, Toyota/Mazda manufacturing plant, blue origin (rocket engine) manufacturing plant, along with Navistar with a 125 million dollar expansion to their facility!
