You do not need a license to invest in real estate, but it is a Great idea Pete to get a license. You have access to sold data to  make right offers. You prepare your own contracts. You could make extra income by serving clients as an agent.

I am also trying to set up QB desktop. I would like to know any helpful tutorials available. I have QB premier 2018 but never set up. Should I use that or update to 2019 version?

I own 19 rental houses and my research so far shows that Quickbooks being an accounting software can also be customized for property management for small scale management. References: Nancy Neville and  Gita Faust. After many years of not getting time to do this I plan on setting up this way for 2019.  Gabe has more background and experience, and may have a better reason for two software.  I welcome any new information on this.

I have been paying my VA in India via Xoom.com. The VA has to register their bank and account number.

I am trying to do the same. I have been told Quickbooks is a versatile accounting system and I bought 2017 Premier, but haven't had time to set up. I will be glad to share what I know.

I wonder why Quickbooks is not coming in the discussion. I understand the advantage is that Quickbooks is an accounting system giving you a status of your business. It can be customized to handle property management in addition to accounting.  I own 19 properties and this what I am trying to do right now. I am open to questions, suggestions and help.

Since I use credit card for materials being out of town does not make a difference.  For the labor I do give some advance before leaving.

Both Jeff and Danny seem to have a good grasp on running real estate flipping and wholesaling business. Can I set up my SFR activity with my VA in India and an in office assistant with only some of my time? I am trying to move into large multifamily. Thanks.

Greg, it depends on the number of units under your management. I have heard a lot about propertyware. I have 24 units and I am trying to set up on Quickbooks because it gives more financial reports. Nancy Neville and Gita Faust have written books and Quickbooks has a blog for property management which I have not had time to look into. I will be interested to know which software you found to be best.
