We have a commercial space in a older building at the Bathurst/College area in downtown Toronto. The building itself is 150 years old but great location with the recent RioCan development. What strategy should we use to attract triple A tenants or even nationals? Would a Starbucks or similar even look at the space? Is there a way to attract bigger names?

Having difficulty with a property we bought at the sheriff's auction (county tax auction) in Bexar county (TX). At closing the title company cannot find a lien release from 2009 in the amount of 64K. That is drawing the very anxious buyers away and need some advice/help. Is it not true that the county's lawyers send notices to all lien holders prior to the sale and if they do not come forward the liens are considered null and void?

Thanks so much guys! I will try the familyhomeplans.com for duplex plans. We have been remodelling for the past 5 years but this will be our first build. The reason I want to get into this is that I want to do my own builds so this could be our 'learner' project. The idea is that after this one, we want to get into bigger projects with investors and do multi family. We currently own and manage a multi family in East Austin with 20 apartments and love multi family projects.

I recently acquired a 75 by 150 lot in South East Austin near Montopolis and 183. The area is up and coming. Never did a new build before so very excited about this project. Currently the lot has a tear down and we want to build a duplex (condo) so we can sell them seperately. The city does allow a duplex on this lot. The area can only warrant a max 100$ a sq/ft build out to make sense financially. I want to know how the process will work. 

a) Can plans be downloaded from the internet for a duplex?
b) Any other tips would be of great help!
