@Jimmy Lieu is correct. BRRRR is one of the hardest strategies. It involves the value add and the exist strategy to be all on you as a first time investor.

If you still want to give it a go, make sure you pick a solid location, find a good deal, and dont expect to get aggressive LTVs.

Hey @Rachel Weiss - Not sure where you are located in NY but would be happy to help and give you some background - PM me. We started Malve a few years back and had similar questions. The short answer is, as of today, no licenses to broker private money for business purpose real estate is required by NY or NJ. If you want to dig into it and get technical we can recommend a law firm in the space

We have had some situations like this and even still some sellers prefer to deal with a buyer that has the money in their personal account. Its an even higher level of security for the Seller

 Its always good to have a mix of cash available or coming in. SBLOC is great! Most lenders wont do the purchase. We have refinanced our borrowers out immediacy after purchase and then use that money thats freed up for the construction.

You have great credit scores with good financial history and im sure would pass with flying colors for character. We have similar borrowers in your situation that do BRRRR. They use their HELOC/CCs to run the construction and a Hard Money Lender like us for purchase and draws

NY near Manhattan is a competitive environment. Finding a great deal that is profitable is all it comes down to. Being W2s you have great options for debt financing so I wouldnt worry much there

Exactly! Keep the momentum going!! Our most profitable borrowers are always working a deal. Going from DSCR to Purchase > Fix > DSCR. They have in mind seasoning (depending on your lender) and cash flow to make sure the have proper exists
