You should always be looking to find and free up additional sources of capital (HELOC, SBLOC, CCs, etc) and raising your credit score while showing more experience on title.

As a hard money lender we havent been tightening the leash....

We have a discounted partnership for our Fund Investors. Havent heard any complaints.

Find a contractor to create a budget with and a lender to get financing from, take the bigger profit home yourself. Many of our borrowers find their first deal this way. (Just make sure its arms length transaction as some Lenders may avoid this)

If your looking to find a new servicer - FCI is the biggest player in the space. (Best for a lender to service their own loans if possible)

Find lenders from local players in the area or your own network. They will be the ones to tell you if its a worth while deal. 

Lenders will likely only be able to do a bridge loan after you buy it from auction. We have done this before for many of our borrowers. Dont forget to get your numbers and budget in order before reaching out

Connect with agents in the area that are investor friendly. Find a reliable lender that can provide the funding you need to close in a timely manner. Build a reputation and get great opportunities presented to you.

Hey @Jule Serio - Sounds like a great opportunity with great upside. I would suggest finding local contractors first to get a better understanding of the undertaking (quotes for time and pricing with all permits and breakdown of budget)
