Susanne: You may be in for some roadblocks using that strategy. As you mentioned the Co-op Boards can and do make things difficult to work a rental business in their complexes. Many (but not all) specifically prohibit renting out the units. Some of those that do allow it limits the amount of time the unit can be rented out and charge an addition fee as part of the maintenance fees to have the unit run as a rental. On the tenant screening side of things the Co-op board and /or management company many want to do their own tenant screening (possibly helpful, definitely slows things down) but they can charge a relatively hefty fee for processing. Long and short of it is, your strategy CAN WORK, but their are some additional hurdles to clear. Check the Co-Op Bylaws carefully and talk to the Co-Op board.

You can always try to get funding through a Hard Money Lender. They typically have higher interest rates than private lenders and don't provide you the support of having a true "partner", but they can be a great help if you have no other options and don't want to miss out on a great deal.

I'm pretty new in the game, but from my understanding basically all NY transactions are preformed with standard NYS contract. Any changes or deviations are taken care of in the rider.

You can find copies at :

Hope this helps but please keep in mind, I am not an attorney and I am providing no legal advice.

Good luck with the deal!!!!

Hey Jose:

There is a great  list of resources at:

Under the Assorted Resources there is a link for Local Real Estate Clubs listed by state.

Hope this helps
