Currently I am in wellston OH just exploring and sight seeing. Was just wondering has anyone did any deals in wellston OH or have any properties there?

Called a seller today he is willing to sale his property when the tenants move out next month.

He said he owes $95,000 on the property and was looking to sell it for between $110,000 to $135,000.

The ARV on the property is $135,000 it can Potentially be near $140,000 He said he fixed up the basement and the bathroom but the property still needs a little more work, how should I approach this?

Hello biggerpocket family I'm trying to figure out how to get the latest probate list for Cuyahoga County in Cleveland Ohio.

Anybody investing around the Cuyahoga County that knows how to get access to it. I Usually don't go after a probate list but just wanted to give it a try and see what Results I get from it.

Anybody investing around that area let's network as well.

 yes but I usually help other Wholsalers and investors out of state to take pictures of different properties for a little fee. But for me the only time I will go to a property to take photos is when I have the property under contract for I won't waste my time.

In what capacity are you working? Are you a wholesaler? Real estate agent? 

You could ask the listing agent or seller to do a walk-through video or even a live video with you.

Yea I'm a wholesaler but not full time, only part-time and I take pictures each every two days but when I do take pictures I'm at least doing 5 to 6 properties even some big commercial building as well every two days.

Hello Bigger Pocket family, for the past couple days I been taking pictures of properties for investors but I ran into a little problem. 

the problem is the driving and the distance on each property, don't get me wrong I enjoy doing this but just trying to find a more easier way to view these properties without always driving to there locations. is their any platforms that would allow me to see the inside of the properties and not waste to much time driving to them.

#any advice??

Anybody has a good script that I can use too talked too sellers, buyers, creative finance Approaches etc.

I talked too Multiple sellers and buyers but sometimes I get stuck and forget what too say and lose my train of thought. I downloaded some scripts on YouTube but I feel it's not enough but I could be wrong anybody have any Recommendations??

Been looking at Multiple commercial real estate properties that can Potentially be amazing deals but the problem is I'm stuck on should I do this alone or try too find someone to partner with on these deals.

Analyzing these deals is not a problem for me but when I watch these YouTube videos of certain people saying you should have a team behind you I get confused, I recently finish a book called (how to make millions in real estate in three years starting with no cash by Tyler G. Hicks) in the book doesn't really explain if you should do it alone or have a team.

Been inching too get into commercial real estate just wanna know if I should have a team first before diving in? Or should I just do it alone first and as I keep moving develop a team while just doing it?
