Yes you can do up to 1200sf but just 1 ADU not 2 (unless you are talking about attached ADU to main house and calling it a duplex). As an Architect I have done 4 ADUs in Van Nuys so far. If you want me to take a look at what can be done, PM me your grandma's address. I will get back to you with more info specifically for your condition and my recomdation of what can be done along with a proposal to do all the plans and other city's red tape.

Hi @Will F., How did your Driving For Dollars mailers faired? I Imagine that would be great choice for rehabber, how many times did you mailed to each address? I am interested in that as well although didn't try it yet.

Also what is LL?  (I assume b/h is buy and hold)

I agree visits on page would suffer, but I would rather visit other forum pages, and only go to podcast pages after listening.

Also phones have huge storages nowadays it only takes about 20Gb for all the podcasts which is with 200Gb+ memory cards it is nothing, but if you stuck with old Iphone you can always copy 50-100 at a time.

even Zip files are OK on phones with a link to some unpacking app for people who don't know.

@Quang Nguyen Thank you. I will check it out. Can it pause and resume even after restart of a phone? + Bookmark?

@Ewa Reza Fire sprinklers can be required even in SFR in Los Angeles

Here is the excerpt from LADBS Plan check correction sheet:

g. Fire Sprinkler Requirements 

1) Provide an approved automatic fire sprinkler system on any lot fronting a Substandard Hillside Limited Street or located either more than 2 miles from a fire station housing a Los Angeles City Fire Department Truck Company or more than 1 ½ miles from a fire station housing a Los Angeles Fire Department Engine Company with scope as listed below: 

i. New buildings or structures 

ii. Addition to an existing One-Family Dwelling or Accessory Building that increases Residential Floor Area by 50% or more of the existing floor area. 

iii. Major Remodel when the aggregate value within one-year period exceeds 50% of the replacement cost of the Dwelling or Accessory Building. (12.21C10(h))

I spent 5+ hours reading every post in this thread and re-reading some.

Found this thread after finding similar squater ocupied house in Los Angeles that the elderly owner wants to sell.

Thank you so much Will, now I know what it might entail, and would plan accordingly.

Unlike Game of Thrones Will had somewhat happy ending, and nobody got killed because he is so nice =)

By the way what do you say to the owner of a distressed property (horder, leaky roof etc.) that lives in it? what can I offer to them to improve everyone's position? (I find a lot of those ugly messed up houses in the expensive beach areas of Los Angeles where 4000 sq ft land lots go for over a milion)

Should I offer to relocate them to a clean and nice place in a cheaper neighborhood? or is there a better strategy to have them consider?

Hello BiggerPockets community

I have listened most of the BP podcasts and went through all of the 2012 summit and several books. in last 2-3 month in all of my time free from full-time job.

Disclaimer: I haven't done a single deal yet (other than our family bought Los Angeles home in 2010)

I am coming to a realization that this flipping/wholesaling/investing/developing business will be:

"GO BIG OR GO HOME" for me

And therefore want to create  unique brand name, not associated with my name or a specific location, (although I do like the name trump.com and want 5+ kids haha. My last name is too complicated)

Since English is not my first language and I started learning American culture only from 2009, everyone's opinion would bappreciated

What do you think about the name

BEFORE READING MY REASONING PLEASE FORM AN OPINION OF FIRST IMPRESSION

Firstly

I understand that "RE Developer" has a stigma to it. (from general masses)

Someone who is recklessly destroying all the "historical" neighborhoods and building huge new properties while smoking cigars and playing poker on a beach

While "-aholic" has stigma of obsession 

Where a person has no life and is consumed by let's say work (like in workaholic) but we also can say that it is a hard working person (at least in Russian Workaholic can be used in a good and bad way. Is it the same in English?)

On the bright-side the beauty is that Develop and -aholic cancel out each other negatives and create a positive picture of a person working hard to create something new. (or is it wishful thinking?)

Secondly

Sellers and passive private investors etc. would have subconscious signal to stay out of this difficult work, and just offload all the headache to Developaholic

Last But Not Least

As Most of the BiggerPockets people know developing is a very good thing , whether you are developing Properties, Self, Relationships, Portfolio, Network, Brand, Values, and/or etc.  Everything has to grow or perish, and therefore the name is all encompassing which is great for the spread of the brand in the future. Develop can be used pretty much on anything (trying to avoid major rebranding in the future.)

Disclaimer - last 3 month (AFTER finishing University) I have been obsessed with learning  and realizing that I can learn way more valuable information on my own. You can say I have been obsessed with self development and hope it stays that way forever hence, www.Developaholic.com

I would be honored to hear some Constructive-Destructive-Supportive and Brutally Honest Criticism from as many people as possible, but please don't just say I overthink this.

(main reason to use mp3 instead of podcast apps is to use audiobook apps that are good at pausing, rewinding, bookmarking, etc.)  although I do like to see your faces on YouTube when I have time. =)
