New LA direct mail,

Hey guys, I'm a rehabber, b/h, LL, etc... Los angeles area mainly

I used to send out letters and realize that I've wasted a lot on untargeted mailers.

My goal now is to acquire 2-5 SFR-4 units in the next year.

I'm trying to figure out if cold calling could be a viable option versus direct mail.  I used to target pre-foreclosures in the past with mailers and some PPC.  I haven't sent any bulk mail in the last 2 years though.

What are the current best right now.  I'm targeting the LA area

In past I've tried

Absentee

pre foreclosures - this was biggest source in the past

probates

driving for dollars

expired listings

Any sources for leads, numbers, where to get lists etc.

I've used rebogateway, property radar, fsbo, craigslist scrubbing.... any other sources that are current and also STRONG targeted leads?

I want to be A LOT more efficient this time, as the last time, I wasted thousands sending postcards and basically not following up enough.  

In Los Angeles area I've only had about a 1-2% response rate and basically went stale...

LL = Landlord.  

I had some pretty decent leads from before but only had a couple transpire too much.  I think partially because I've been so busy rehabbing properties from houses to small apartments.  Also, I don't think I cast a wide enough net and the area I'm in has major lack of inventory and high sales prices.

Really for me what has worked was relationships with wholesalers and agents in the past.  They got me deals.  I'm just willing to try different things again.

Rebogateway is OK... it scrubs multiple sources for data.  I use software similar to it, and there are several options out there.  It's good for finding property info and linking it to owners using public sources.  It's similar to PropertyRadar.  The information is stuff you can actually get for free if you have the time.  Like just go to your county Tax assessor or use google.  But, which one to use opens the whole time vs money debate.

Either way you have to work and grind and organize the data to actually make the data useful.  

There's a lot of options out there and a lot of resources are free... I'm just trying to make the most of the sources that are out there and utilize the best system for my market and background
