Thanks, David. Ended up just doing a new 11-month lease with the guy who wanted to sublease. Liked him even more than the original tenant.

@David Carte The lease says Landlord allows reasonable subleases. Are you saying to put an addendum in the original lease for a pet fee and then have the subleaser pay that?

Bump. Mostly curious about the pet fee. I have a tenant with no pet trying to find a sublease and some applicants have pets.

I normally do move-in fees in place of security deposits here in Chicago. I have a tenant finding a sublease currently. Can I collect a move-in fee for a subleasing tenant? What about a pet fee?

Is the life of a carpet a law or just a guideline by the manufacturer? I don’t understand how that’s relevant when the tenant destroys the carpet. Isn’t that what a deposit is for? And I won’t be able to get an actual bill since I’m replacing with vinyl. Am I not able to withhold in this case even though the reason I’m replacing the carpet with vinyl is the carpet is shot?

They weren't smokers. The walls are just scuffed and covered in small holes.

I have no clue how old the carpet is. So I can only charge for 1/5 the replacement cost of carpet?

It’s an inherited tenant. I normally do fees. I did cash for keys with this tenant. The place wasn’t trashed but it was in terrible shape. I have no way of knowing how old the carpet was but it definitely needed replacing. And the walls were in very bad shape – more than normal wear & tear. You’re saying I can’t withhold for any of the painting?
