I have a very small already gutted bathroom that I need built out. This property is on Vliet and 52nd. I'm looking to do mostly drywall, a little bit of wall tile, and floor tile. Should be a fairly quick job. Does anyone know of a good contractor that can handle this?

David, have you ever interacted with the Tenants Union?  They are definitely well intentioned, but not very helpful.

Hello All! I'm writing on behalf of a friend. She's the master tenant of a apartment in San Francisco. She rents one of the rooms to a "illegal tenant" that's been in the apartment for 3 years. This illegal tenant has done something very serious that will likely require the master tenant to go to the police and report it. However the master tenant is worried about getting evicted for renting to an illegal tenant. There's also a concern about violence because of retaliation. This has become a very stressful situation for the master tenant and she really needs some legal advice. Does anyone know of a good lawyer out there that could handle this? She's looking for a consultation.  Thanks!

@Max T., sanding down to the bare wood probably isn't going to happen.  That would take so so long!  However if you want to come do it for me I'll pay you!

I bought a 4 family that's been abused for a number of years.  None of the woodwork has been painted over (yaaaay), but it looks like someone took a screwdriver to it in many places.  There's also a problem with previous painters being sloppy and getting paint on the woodwork.  Is there anything I can do about this or do I need to rip it out and replace?
