I appreciate everyone’s input and shared experience. The reason I am looking into investing out of state is because properties here in San Diego are so expensive and over-valued (n my opinion) and I have no idea how I could possibly profit from a rental property where the rent would not come close to covering the mortgage. What am I missing here? I would definitely prefer to stay local, but I don’t see how the math would work out.

Hello, my name is Art and I am new to the Bigger Pockets community. I have been listening to the podcasts for a while now and I am interested in rental real estate. I live in San Diego, but would like to invest out of state.
