Hi BP members,

I am looking for skilled handy man. I own multiple bldgs in Chicago and always have work that comes up (Leaky faucets, painting, broken widows, etc). Looking for a person who is skilled in plumbing, painting and some skills in carpentry as I am updating the kitchen.

It will be a steady side income, so need a reliable and reasonable handyman. Do you know of someone in the Chicago  area in need of work?  Please PM me.

Thanks!

I have several units in Chicago and tenants are reaching out to me that they are not working and are looking for support. I know this is a tough time and we are in this together. How do I respond to tenants and is there a support for tenants to pay rent from City of Chicago or from the state. What advice can I give the tenants and how are you responding to tenants?

All my properties are in the Chicago, IL area.

Thank You

ZH.

Hi BP members, My portfolio is mainly in Chicago and I have been considering investing in Indianapolis as the prices in Chicago have been going up quite a bit. I spent my college years in Indianapolis and I think it would be a good place to invest in multi-apartment building. I would like to get some advice/feedback from investors based in Indianapolis on how the rental market is in terms of ( Apartment availability, rental units occupancy, quality of tenants, apartment price appreciation) Also if you can advise what areas in Indianapolis would be good to invest for apartments with good tenants. Looking for less headache as it will be managed remotely. Thank You!

@  Thanks for the tip. I tried this but they were trying to get me on a 5 year agreement and that was too long for me.

@Mark Ainley Thanks for the lead. I would appreciate if you can send me the name of your contact. I would also prefer dealing with a local  family owned business. Thanks!

Thanks Kevin. Appreciate your feedback. Some of the buildings that I acquired early require me to pay the heat bill which can be expensive. Also for other multi units I am responsible for the water bill. I prefer making the building more environment friendly but sometimes it so expensive and requires huge upfront capital. I would be more than happy to make that investment if the upgrade would last for a while and is see long term savings.

Hi BP Members:

I have realized that my trash service bill keeps going up, even though we have been a long time customer. I am using Republic Services ( This is the new name - I guess the original company was sold multiple times in the last 2 years) . I am paying $170 monthly for 1 building to have the large trashcan serviced  2 times a week.

Can you recommend if you have a company that can do better than this. At the end it just requires that they pick the trash twice weekly and not keep fluctuating on the cost. Any referral would be appreciated. Thanks!

@Richard Sherman

Thanks for the tip. I had a similar situation in the 9 unit building and the water bill was very high. I have also installed aerators in the sink and showers. Will check out the website, thanks for the tip.

Hi BP Members:

I always read about how you can make your home energy efficient . I am curious to see if any investors have done similar energy efficient upgrades to their multi unit bldgs. or commercial building.

Portion of my real estate portfolio consists of buildings that have ( 3- 9 units). I wanted to see what are energy efficient upgrades to these types of buildings.

Thanks.
