if i had a quarter for every time i seen a realtor bash a wholesaler on this site id have the downpayment for a duplex. whether wholesaling or being an agent you should never stop educating your self in real estate and you should practice good ethics. Wholesalers are a necessity just as Agents are, it shouldn't be a matter of which is better. get over yourselves and let her be great in whatever way she chooses to. PLENTY OF OPPORTUNITY FOR EVERYONE

I’ve officially closed my first deal today and now I’m sitting here with a check for $14,500 and I’m honestly lost on What should I do next?? Obviously I’m not going to go out and make any lavish purchases but I do want to reinvest at least 10k of this back into my business.. I got my first deal strictly through cold calling so I’m going to continue that. I still operate on a free Podio account, I use prop stream to gather my list, skiptrace through REIskip (which I’m still on the fence about) and I hand dial via google voice. What software or systems should I invest into that will help me getting more leads and also help better manage the leads I have? I’m not looking to hire anybody until I MYSELF can consistently produce 2 deals monthly for at least 6 consecutive months. Any tips are greatly appreciated!

@Bella Gilbert as a beginner foreclosures may be a little tricky to deal with as there are a few more steps than a traditional wholesale (assigning of a purchase agreement) .

What worked for me was driving for dollars and specialized tax lien list. Brent Daniels has some good videos on YouTube on what types of list to pull. Then cold call the hell out of those list. Being proactive is KING.

I personally don’t agree with the building your buyers list first being that I am always adding to my buyers list so it’s not necessarily a measure of first or last

@Jerryll Noorden thanks for the advice bro. I’m documenting all my steps so that I can get a system in place. I was able to lock this contract up Friday evening at $115,500!!! I believe this will go quick and come sometime next week I can officially say that I’ve done a real estate deal
