Hello Eric, I talked to a couple and still have not set on one. Real Property Management looks pretty strong.

From talking to them, interviewing PM they tell me that my current PM passed away and his funeral was last Friday. H has no one to take over his clients at the moment.

I just found out today.

Good morning all,

I have SF property in Bakersfield that we haven’t collected rent in over 6months. And our property manager is not responding to our emails now. The property is in a great location and it did very well before but now with covid we are not able to replace or collect.

Any suggestions on what to do?

I am thinking of replacing the PM but we need to provide a one month notice and find a new PM. If he is not responding would that make our contract void?

I would appreciate any advice.

Good afternoon entrepreneurs,

I have a question on business accounts. What is your preferred bank and why?

We started a RV business and have an LLC for our property business (Rental properties)

I have a few things that I thinking are things we should look for and would love to hear your opinion on anything else to look for and what banks some of you are using or recommend.

1. SBA preferred bank

2. Credit card options

3. Loan / line of credit options with low waiting period.

4. Online Friendly

5. Normal banking capabilities (checking, savings)

6. Fair minimum monthly cash amount.

I am trying to hire a realtor to sell my mothers 55+ mobile home in Southern Cali. The Realtor tells me that property under $100k commotions is 10% plus $1k to broker. Is this a common percentage?

Hey Marcus,

You referred them to me before. Unfortunately they don’t manage “C” class properties. They would only take a few that are or where already rented. You also referred Dennis. He stopped replying to my emails. It seams like he is out of business.

On the unit conditions, we are looking at that now to make sure they are up to our standers. But do to covid19 we froze all unnecessary expenses.

Thank you all. I love the Facebook idea.

I have a property manager in place but she uses Zillow, signs, and word to mouth. But it has been very slow to find new tenants for most units. Do you guys rent it your selfs or do you use PM? And does anyone know a Milwaukee WI PM that maybe able to help?

From the beginning of covid19 we had a few straggler tenants that where not able to pay rent for a couple of months until now and a few that are still unable to pay and will have to evict. We are still paying our mortgage so I feel that it’s only fare if we evict the ones that are still not paying. Our investment properties are located in Milwaukee, Wisconsin, with about 18 doors. We did have a few that left so we are about 50% vacant and we are not having any luck finding tenants. Is anyone else having this issue?

Any suggestions would be appreciated.
