I have paid for evicting my tenant in Fulton County GA for non payment of rent for June. In the mean time the governor closed all courts for increase in COVID cases. The tenant was served so she is aware she is getting evicted.

She is not communicating, not paying partial rent and basically living rent free. I read an article that courts wont open till November and they will do zoom meetings for hearing eviction cases starting mid August or September. However both parties have to agree to this virtual agreement. I am appalled by this as clearly the tenant would reject and stay rent free. 

I clearly cant wait on the local state government to help in this case. What are my options or ideas to cut my losses and get this tenant out?

Yes I live in the Chicago area but I have close relatives in Tucson.  They were the active drivers behind those acquisitions.  I also did live in Tucson when I went to U of A.  Recently we had a death in the family and that has resulted in me taking a more active role in those investments since I'm one of the few that has real estate and construction experience.  The smaller properties we have an active role in we just manage ourselves, the bigger ones are managed in house by our investor partners.

I got that info from Tucson Chamber of commerce.

Regarding the 13 units please share the location and what is your friend  seeking for price?

Please share insights on neighborhoods where I should invest in SE and SW Tucson. 

I am looking at small multi family opportunities in B/C class neighborhood with some value add opportunities.
