Would you ever consider wholesaling to a consumer rather then an investor if you could not find an investor in the deal? The situation I have in mind for this would be for houses with no equity in them however you get the deal under seller financing. Wouldn't a house with financing in place be lucrative to a consumer? All they would have to pay is a down payment and now they own a home with no mortgage to their name.

If this is absurd don't mind me. I am just coming up with exit strategies for deals that wouldn't be typical of a wholesaler :)
