@Andrew Davis I was thinking that, but would that mean I split profits 50/50?

I am currently looking at 500k and below properties. I have my eye on one particular property at 500k. It is a newer MF, but that would be me putting up my entire 100k for the down payment. I feel that there is a better way to leverage my 100k investment.  Any suggestions to get the most bang for my 100k investment?

I feel that that you should be transparent if you do not have the funds. The worst thing that could happen is you lose this deal. Then, you just go find another.
