Nope   You can deduct the cost of the purchase and the rehab.  Regardless of where the money comes from.   You theoretically can also deduct the interest on the loan.

The loan is a balance sheet item, not a Profit and Loss item.

I sold my duplexes, partially because i got tired of mowing them.  He should mow it. Especially if there are no garages.

They can make your locks so the tenant's key can open the common area plus their individual apartment.

I don't know why he would give two weeks notice. We schedule a monthly walk thru,check HVAC filters, and spray for bugs in our multi family units. And no gifts needed.
