I agree with you Pratik, however, if I were you, I would ask the sellers to keep my phone number if they ever change their mind. You never know when they'll become motivated to sell. So, it's good idea, I believe, to keep communication channels open.

Hello BP Folks, I'm analyzing potential deals in western Long Island, NY, does anybody know the closing costs on the buyer's side (me) associated with a 4/2 or 3/2 single family house? I just need a ballpark number... thank you!

Christy Kinnaird Yes, the loan is for an investment property, though living in that house for a year or so to qualify for an FHA loan is something I'm considering as well. My goal this year is to purchase my first rental property. I know I can do it! Thank you Christy...

Hello BP, When shopping for a mortgage loan, what are some of the key questions to ask potential lenders? I'm looking for financing for a single family home in the 200k to 250k range. Since this is my first home investment purchase, I'm considering an FHA loan. Any input is appreciated, thank you!
I haven't tried VRBO, but Airbnb is great, I've been to Spain and France and haven't spent more than $30 a night. Good luck!

@Taylor Rider, a great resource is: Start Your Own Corporation by Rich Dad's Advisor, Garrett Sutton Esq., he suggests we start a Nevada or Wyoming LLCs or Corporations for they have stronger corporate protection compared to the other states. Best of luck!
