Building rapport is important, you're there to help. They get cash and rid of a headache (most cases).

There are multitude of questions to ask based on the situation. Your job is provide a multitude of options. How can you close the deal and make it as smooth as possible? Ask yourself those questions as well. 

Start with the basics of any real estate transaction. Asking price, desired time to close. Post sale next steps (transitions times, etc,etc). Good luck.
