Got it. That sounds a lot like Wisconsin (I think) where you just can't make a profit off the application. Different animal all together.

I Agree that Income verification (and if you can get their signature on the form, Tax Form Verification) is pretty good. But you want to make sure they're going to pay you first and not the judgement they owe.

Here's an easy way to get around the Application fee: Have the screening company charge it directly. Very easy to do if you're doing online applications. That way at least the property manager doesn't lose any money.

I think it depends on how weak/strong your market is and what the judgement is for, and when it's from. Same way you don't necessarily mind bankruptcy as a result of healthcare/medical expenses.

Every state apartment associate has an approved lease that they give to members. See for example the links on the right sidebar of this site:

If you are looking to handle the integration yourself you might want to look at PaySimple's solution or Balanced Payments.

There's also this funky software that basically lets you print check drafts yourself. I suppose if you have a tenant's written authorization you should be good to go. It's old school with paper and deposits but really cheap. It's Called Echeckdirect.

On the pure property rental side you have these, of many options, although they are always looking for volume:

My post got cut off. What I was saying was I don't see that many TriMerge type reports on the screening side. It's a combination of cost, demand and also the required software to integrate. But mainly we rarely get asked for it.

This used to be the case but I have not seen it of late, certainly not on the national vendors.  I am not arguing about the smaller, local vendors, who may not report at all, but most of the big banks and credit unions using co-branded cards will report.

What you're saying is not entirely accurate. The problem here is looking just at the credit score. If you're pulling credit reports you'll see the whole thing:

  • Summary
  • Tradelines, which includes if they're paying on time, how long they've had the account for, etc
  • bankruptcies
  • charge offs

In general there will be slightly different information from each bureau, specifically when it comes to newer accounts, but generally speaking the tradelines and debts get reported to all 3 (Experian, Transunion and Equifax)

The post raises an interesting Fair Housing question though, doesn't it? What if you have a policy of not accepting sex offenders into your rentals? But you let this person in (and I agree with that if the facts as stated are true), and deny a really sleazy sex offender down the road? Do they have a claim?
