I am itching to try a multi now that I have done a few SFH. And debating between duplex/triplex/quad vs 5-15 units multi.
I hear commercial 5+ is not good nowadays. 

Any opinions? Any gurus willing to explain what is better and why?

One more question - why would I need a business bank account for WY LLC is that one is not doing any transactions?

Regarding the 3rd property management LLC, I read about this recommendation in several places, but still do not understand why do we need to separate the LLC which buys the property from the property management?

New investor- have a question about LLC structure. So let's say I have a Holding LLC in WY and an Operating LLC in MD where I plan to invest. Is it enough? Do I buy the investment property with WY or MD LLC? Which one I use for bank account creation? Do I really need one LLC for each property? A little confused about the multiple LLCs structure 😳

@Bernard Joseph S. I believe with new builds you can't really get any equity like you do with BRRRR, also will need lots of money down to get some cash flow and I bet the prices are high. But I am open to any ideas if the numbers work. Please share the contacts, thank you!

Thanks a lot for the advice! Really helpful! We do have some cash and husband is still on W2 and is not planning to drop it until I can prove we can survive on REI which might be in 10 years or never, but that's ok. At least I made a step to free my time and jump into it, which is a step forward 😎 Having equity by the time we retire is also good enough, even if we don't get a cash flow, right?

Why can’t I use financing with some cash down? Why should it be a cash deal? Sorry, I am new, so might ask silly questions 🤣
