     Let me paint a picture of how I, (a 37 year old fairly even keeled man) am feeling. You know how when you take a teenage girl to a pop concert and their favorite guy comes on stage they have a melt down of jumping up and down screaming?  I've kinda felt like that all day.  I have never understood "star-struck" before today, in spite of meeting high level government officials, A list actors and millionaires.  8-)

    This morning, I went to an 80th birthday party for a family member.  I had been talking to my dad earlier this week about getting in to small multi family.  He came up to me and said, "I think your cousin has some apartments." So I went over and struck up a conversation.  Turns out, over the last 8 years he and his partner have come to control 2200 units!!! 2200 (expiative) UNITS! I very nearly soiled my pants. Over the next hour I was berating him with every question I could think of... and, he seemed to be genuinely enjoying the conversation.  I could tell he was jazzed to be talking to a fellow enthusiast even though I openly admitted I didn't really know anything.  Further, he said he would be happy to look over a deal if I found something interesting.  Or even better, I could walk through one of his deals as he was looking it over.  AHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHH!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!  I don't get giddy... but I feel like a kid on Christmas morning.

Hello all , i am from the bay area and have been looking into buying my first property nearby. My current intent is to buy a small home on a big lot and house hack by adding some rooms. House hacking seems to be the best option for me now to help get me started in the world of investing ultimately into more properties. Any thoughts or opinions ?

I was filling in the fields in the rental calculator in my Android Chrome browser in my cell phone and entered an explaining link and when I came back to the calculator I saw everything I wrote was erased... Doesn't it save what I am writing? 

It may not be impossible, I did something like that to buy properties in cash.

If your credit is amazing,and your income is steady, you might be able to get a personal loan. Some banks will do them without tying them to an asset, but the interest rates will be 8% +

I have been looking into doing the SUB TO creative finance mentorship with Pace Morby and was wondering if anyone has completed it or knows anyone who has been apart of it. I have heard a lot of good things about it but it fairly expensive and I am kinda on the fence on whether I should pull the trigger. I have also read many articles that have made me skeptical of gurus and paid mentorships. I'm not suggesting that Pace is phony but i'm just curious if there is anyone out there who can give me more insight into their experience with the program and whether or not its worth the investment.
