Ignore the comps with multifamily. This should be evaluated based on the area's cap rate, not ARV. Ask other investors what they're getting on these properties in regards to cap rate and make your offer price based on their cap rate.

Here is a duplex, area c+, unknown sqft, the second unit does not have access to the basement for storage and washer&drier... The agent told me that although i don't see it in the portals.... 

It seems rent ready... What price should i offer? The rent is 600-650 but the upper unit should rent lower...

If there is a 2-story duplex in west boulevard that the upper unit cannot have access to drier and washer and storage in the basement is it worthwhile pursue this property and in what reduction in the price?

In the listing it was written that it can be triplex but my agent told me that it is allowed obly 2 1/1 units and rent for 2 units is 600$ and the rehab is 40k so it's totally unprofitable like that...
