In Boston, where do you find the deals? What's the lower property cost you can find there that has a good cap rate with a low risk?

What would be the point you start asking for loans for new assests?

HI Oron, welcome to BP.

Im also living in Israel, Jerusalem and interested in the US market.  Where are you located?

After some investigation I found that there is very real to get a possitive cash flow, different that in Israel, that I think its quite difficult. There you can get return on investments of about 20%, and cap rates over 8%. I just did an analysis on a property of about 60k with around 350 usd of cash flow!

THe think is how to get a loan from a US institution, as a non resident non US citizen, cant seem to find information of who gives it, how much percentage, and how tedious is the creditation process.

Hola Daniel gracias por tu respuesta muy interesante.

Tu impresion del sector es la misma que yo tengo. Estoy considerarndo venderla cuando pase un año desde la fecha de compra, me dijeron que hay un impuesto si la prop es vendida antes del año, pero no he encontrado informacion oficial que me lo confirme, sabes de esto? 

Otro punto que no tengo claro es el tema del IVA, si realmente se aplicara en algun momento, y si esto realmente producira un alza en losprecios de venta. Que sabes de esto y cual es tu impresion?

Otra duda que me surge, es como estimar si los arriendos en un sector particular tenderá al alza o no. En este sector se construyeron muchos edificios y hubo un boom de compra, ahora se enlenteció, la logica me dice que una vez ocupados estos lugares y por la plusvalia agregada por el desarrollo del sector deberian aumentar los arriendo una vez que esta demanda sea satisfacida, como manejas este punto con tus propiedades cuando los arriendos bajan? En las propiedades comerciales no fluctuan tanto?

Me interesa conocer tu experiencia con lo comercial, en lo residencial es muy probable que logres arrendar, en lo comercial me preocuparia comprar una propiedad dado la ansiedad de no saber si llegara alguien o no a pedir el local, como consigues esa seguridad de que conseguiras arrendatario, en que te basas?

Mencionaste ventajas de lo comercial vs residencial, me podrias contar un poco como ves esto y cuales son a tu vista estas ventajas y desventajas, en particular destacar que te motiva a orientarte mas por lo comercial de estas?

Correcto, estoy viviendo en Israel, estoy haciendo una especialidad medica, y la propiedad la compre antes de venirme, y la tengo administrada por un corredor de mi confianza desde entonces asi que me sigo comunicando via correo recibiendo reportes. Ahora entiendo tu pregunta, por ejemplo no se si me atreveria a invertir en estados unidos, a pesar que me encantaria por que he estado leyendo que las rentabilidades alla son otra cosa! No habiendo vivido alla, uno se preocupa, estoy explorando esto, tu has tenido la oportunidad tambien de pensar en esta idea con el objectivo de incrementar tu potencial utilidad?

En Israel no tengo inversiones, aqui las propiedades son muy caras y los arriendos muy bajos, dicen que la ventaja aqui es el gran incremento de plusvalia pero segun lo que he aprendido aca en biggerpockets no es recomendable invertir en plusvalia dado que es muy riesgoso, sino que en Cashflow. Ahora me encuentro estudiando y investigando como encontrar estas famosas oportunidades de positive cashflow, quiza solo se encuentran en estados unidos?

Has jugado Cashflow 101 de Robert Kiyosaki? Ahi te salen cartas de propiedades con rate of return de cerca del 30-50% anual, es sorprendente y no entiendo como eso podria ser algo real ni donde.
