Hi Aria!

I completely understand the stress that comes with being concerned about your property!  Are you self managing?  I believe there are a few ways you could go about this but if at the end of the day your biggest/only concern is the furnace/how high it was set I would attempt to have a conversation.  I would also talk to a professional about where to set a thermostat (google says it should not be more than 85) and I would approach it as a good-faith you were checking her concerns: "When I came by the other day I know we had briefly spoke about the furnace, so I reached out to a professional and they stated to not set it above ____.  With the cold coming I want to make sure everyone is safe so if you could do me a favor and make sure you do not set it above _____".  Once they agree I would send a letter, just a follow up, putting it in writing you discussed the concern and what you agreed upon and thank them for being great tenants.  Of course, this may not solve anything but at the end of the day you also stated they are breaching the agreement by smoking.  I am sure they are well aware you caught them the other day and understand you can enforce that legally, and you are really just trying to make sure your property is safe and meet you at least half way on this one.  Good luck!

Thank you very much, I will.

Quote from @Scott Mac:

Some people seem to have bodies that crave a lot of heat.

Sometimes in the heat of the summertime you will see them wearing snorkel parkas zipped all the way up with the hood on.

I personally have questioned a couple of these people with the parkas on, They both replied similarly. They just enjoyed being that hot in this summer.

Maybe it's the same with the heat turned way up and the doors propped open or the windows open. I have not questioned anyone like this because I have not had the opportunity to.

But I have seen this. I assume it's the same reason. One man was from the South Pacific where it's very hot and he was paying the bills and kept it like that.

Will it ruin the furnace???

Maybe you could talk to the furnace manufacturer customer service and ask that question.

My thought on it is everyone is different, some people in the winter time chop a hole in the ice take off all their clothes and jump in the ice water.

Others seek to be very very warm all the time.

Why they leave the door open? Maybe they don't realize it's costing them extra money. Not everyone understands heating and cooling like a landlord would.

Have you tried verbally educating them about closing the door?

Good Luck!

I have not talked with them as they don't know I can see them leaving the door open all the time. I didn't knew how to tell them without making it seem weird. I really don't understand why would they want to set the temp that high and leave the door open.

Someone please help me, as I am worried if my furnace will cost me lot to fix. I always have to go from the same route so I always see my rental house and every time I pass, I see the door left open. I am not sure what steps I can take as they leaves the door open even in -2 degree. It was odd! The other day I had to pick up something so I went to check on them, the house was kept well inside but I smell so much marijuana/weed, I had said no smoking of any substance The house so hot inside as if the house was on fire. I didn't wanted to make it weird, or make them think like I moniter them all the time. I just ask her if the furnace was working and she said its working but get hot sometime when they close the door but she went on and said I will let's you know if any thing happens. I could see thermos set to almost 90 Smith. I couldn't say anything but I am so much worried. Tennat pays for electric and gas but I am worried that it will cost me lot to fix if it gets broken. ðŸ˜ please help me what should I do? Also those Tennat are very nice, I have never had issue. They been paying rent on time.

Hi I am very new to bigger pockets, I am hoping to get more education on how to finally start my Real estate investment journey. I am very passionate about this and I am looking forward on getting 1 deal done before this end of year. I already own a house which I am currently working on renovating. I am little confused if I should put that much money on my house if I am going to turn this into an rental properties. I am confuse about what is important to focus when renovating the house. Please help me thank you
