Hi all,

I bought a duplex last year. Some info about the property; the house has “two apartments”, but the attic was partially finished when I got the house, now I’m doing some renovations in the attic which was being used as a one bedroom apartment. Now my girlfriend and I are moving in this apartment and renting the one that we are currently living in. My mortgage with taxes and insurance is $2,100, but gets better we are getting $1,300 dollars for the first apartment and we are going to rent the second for $1,500 with electric included. We have coin operated wash and dryer machine for the tenants the average that we get from these at month is $35 dollars if we rent the other apartment probably the average will increase to $70 dollars at month. When we do the math we are going to get everything set and done $2,875 at month.

After all expense we will have left $475 every month.

What do you guys think about this strategy?. I’m open to conversation.

I’m just sitting on cash the prices around my area doesn’t make sense for me. I’m not in a rush I only buy when I can see returns not just base on my feeling about the property!!

We got high taxes in Rhode Island but never something like that.

@Russell what about he moves out and the first unit rents on 900 and the second floor 750, that's is 1650 what about the water and taxes how do you pay them?

Matt Romano right now from the mls is almost impossible to get a good deal, I am a letter carrier and talking to one of my costumer about buying one of his house off market so I might get a deal. Wish me luck

@anthony I like your point of view, one of my friend just closed in a duplex that he offered 15k over the asking price and it won't cash flow much if rent both of the apartments, he live in one the units and rent the other with all the utilities include for 1200 and his mortgage is 1500. I wouldn't invest in a property like just because I like if I don't see cash flow I won't buy.
