Hello BP members! Next week I will be taking my RE agent licensing exam. I would like to know if anyone in the Miami, Florida area can recommend a brokerage that is friendly to investor-agents. Basically, I am looking for someone to hang my license with that understands that I have a full-time job outside of real estate. If you could share the brokerage and the way the commissions/payments work, it would be greatly appreciated. If you guys have any recommendations please let me know! Thanks, Aref

I was recently in this situation and managed to rent the land to someone for a nursery (tree nursery not kids). It allows me to pay significantly less in property taxes (since the land is now agricultural) and it allows me to collect a monthly rent check. This could be an idea if the land is an agri zoning. 

Bonus - I no longer have to worry about people illegally dumping their trash on the land (contractors dumped a whole roof there once haha) or about other questionable activities going on there that the neighbors would tell me about.

Update: I was able to put a deal together with one of the neighbors. He and his family run a small farm on their property and will rent my land to expand their operation. Only renting it for 200/mo but I get to write off about 1500/yr in property taxes on top of any cashflow. All in all, I am happy with the way it worked out.

Thanks everyone for the great ideas and resources. I was misinformed the taxes are about $1600/yr, nevertheless, I would like to bring this down if I could. Taxes on agricultural land of the same size is MUCH lower, under $100 if I remember correctly. I looked into the cattle idea before and thought the land might be a bit small but I will check with the appraisers office. No doubt this would be very interesting to get into. I was thinking it would be ideal if I could rent the land for an agricultural operation such as a nursery. It could bring in a small rent payment along with a drop in property taxes. Not really sure where to find renters, I was going to start contacting nurseries in the area. Does anybody have any experience with this? Should I be concerned about the tenants using chemicals that may contaminate the site?

Hey BP,

I recently fell into a piece of land in miami, FL (1 acre) that is located just outside of my city's urban development boundary. The land can be used for residential single-fam homes or for agriculture. I will be paying roughly 4k on property taxes and wanted to come up with a plan to get this piece of land either cash flowing or at least costing me less. 

I thought of trying new construction, however, after running the numbers I don't think it would be worth the hassle. I was hoping to maybe get the land declared as agricultural so I can save on the taxes. Does anyone have any experience with this type of situation? Do you guys think that I could rent out the land to be used as a plant nursery or something like that? Any ideas on how I can put this land to good use would be appreciated!!
