There are certainly great deals out there. Having confidence in comps and a solid "competition moat" strategy are key for success here. I'll PM you some examples.

Read the post again slowly. I'm not putting anyone down, I'm just simply explaining why you don't see a lot of high-end STR conversations on this platform. When I say "not able to afford" I don't just mean afford the price tag, but I'm also saying "not able to afford the risk". High-end STRs like what was described in this original post require more capital upfront (risk) and represent a higher monthly cost (risk) compared to other investments.

Of course, high-reward investments are out there (I find them every day), but they require higher risk as well. You're a #5 All Forums Contributor with over 3,844 posts - you've surely noticed this trend. BP forums are where investors go to offset risk, not where they go to explore risk.

Pm'd you about this! I know there are a lot of OH professionals here but I have never had a great experience selling OH properties to investors. I decided to get licensed and double down in markets like AL and GA because the cash flows can be similar while avoiding some of the OH specific issues.

@Wilson Aquino you should expect your investor-friendly agent to be able to underwrite properties, have a deep understanding of comps, have practiced seeing investments through execution, and to be a resource for protecting your capital. I'd love to help. AL is a great market for folks looking for smaller investments with higher cash flows. PM'd you.

BiggerPockets is typically not the place to find anyone who can afford these high-end STRs. The 3 best high-end STRs I sold in 2022 were complete flops to the BP crowd. All brought in between $18-28k per month in revenue, but when I sent them out to the BP leads/members I had engaged with, they were immediately dismissed. These opportunities are too risky for a BP crowd regularly trying to over-engineer fail-proof high-reward investments that don't exist. 

My buyers had never been on BiggerPockets but were avid AirBnB users, business owners, and had experience investing in a wide variety of asset classes.

Your Utility Provider might restrict you from using the LLC name for a residential account. The more you can put in your LLC the better! Goodluck!

The AirBNB Estimator on Awning.com uses the same data as AirDNA as far as I have heard.


 Yup! I love the awning tool. Disclosure: I used to work there. Even though I'm not there anymore I still use their data tool when analyzing properties for myself or clients.

 AirBnB doesn't allow you to do this. Guests leave reviews for EITHER the host or cohost. If you pull up any page with a cohost you'll see that each have their own sets of reviews.

The only way this is ever accomplished smoothly is if the seller sets up the listing as a separate entity. The buyer would then buy that entity, including the email, domain and Airbnb profile. This would most likely go on a separate note outside of escrow.
