Im looking for web sites that can help parties exchange properties, where sellers and buyers can network and see if thier scenarios will fit for a possible transaction. Is there any such animal? Please advise. :cool:

Im seeing a few deals here and there in the mobile home arena. Im curious about the expenses attached to mobile home parks.
In multi-family its safe to say that 50% is a good number, but Ive been seeing 30-40 % expenses on some parks. Are the owners just fudging?? Or are expeses really that much lower on MHP's?Thanks...

Ive been hearing a lot about the Master Lease. Has anyone ever used an Master Lease to aquire commercial or multi - fam properties. Im very interested in this subject.
With the state of lending these days..Im sure Investors will be returning to more creative ways to acquire property. Please advise.

Has anyone here ever utilized a equity lender (downpayment Lender)? Ive heard 2 different stories... 1 good 1 bad. I dont want to do anything illegal but it seems like a great service to those with limited funds like myself.
They claim to be above board in the sense that they are really becomming your partner and buying into your company. Seems legitamate but....other have mentioned the word fraud...scares me. Please advise.
