Post: Rehab with owner while he keeps title and then profit split

I am working on a similar deal. I was wondering if somehow if the title could be split or my name could be on the title as well after my partner signed the title in his name. I guess I am asking, how can I have title as well?

I've listened to every BP podcast and they always ask the same question, "How to you get deals?" And most guests say they get them from outside sources or direct mail. I'm starting to understand that these deals are the best since there are many RE investing strategies that comes from these deals--renting, wholesaling, etc. 

But I'm wondering if anyone is cash flowing from deals they have found on the MLS? Or has anyone successfully flipped a house found on the MLS?

I'm investing in the Midwest so I'm assuming each market in different. But I appreciate any input.

I understood that 64120-64130 are D class areas in KC. But I heard some investors have good cash flow there.

How can I determine if a market is too saturated to start investing?

I'm looking around online to find how many places there are for rent. There is a lot of places to rent. Maybe even too many. 

Determining this might be common sense, but I'm hoping some of the professionals could weigh in.

So, North of the river near WOF (64116, 64117) is a good area now? I don't ever remember it being a place to go. I know there is high crime there but good schools. Does that make sense? Any specific areas to avoid in those area codes?

On the numerous podcasts I have heard so many numbers thrown around that are important to understand a good deal: cash on cash, ROI, ROE, etc.

I have been searching around the forums for about an hour and have not been able to find a discussion that leads to a simple answer. 

I am hoping this discussion leads to a more simple approach to find the most important numbers...even it is an opinion

So, whether it's flipping or rentals, what number should investors look at?
