@Shane Duncan buddy this is really great news. You have found the deal which is the most difficult part especially in todays market. 20k saved is awesome and although not enough to pick this up, I would continue saving up. In the mean time I would do a subject to with this winner you have and flip it even if you make 10k on it. This will give you a revenue boost to actually buy the next best thing that comes your way sooner.

Listen 175k for a 4 family is cheap but not that cheap. Yea everyone has an opinion here about the neighborhoods but at the end of day you buy what you can afford and can handle the stress that comes with it. C markets are perfect to invest in with excellent cash flow.

Hi - I am a multifamily investor since 2006 and has been great. Recently I have picked up pickleball as a hobby and it’s been a lot fun. Since this sport is picking up a lot of interest across the country this year, getting courts has been a hassle.

That being said I have been thinking of either renting or buying a 10k sqft industrial space and build out 3/4 courts and rent them out daily. This certainly will not be as passive as my other ventures but it’s worth a shot.

Wanted to know if anyone else has looked into this and contemplated on opening up a location.

With the market very hot in & around Binghamton area, all investors are super focus on any MF coming on the market. That being said, I am also in the market looking for larger investments (20+ units ). Hopefully we can network!

@Bruce N. A lot Of us are in this burn-out phase. I do mostly myself as well only because I love the cash flow and do exactly what you are doing which is counting how much you can save if you just did it yourself - BUT it’s changing starting 2023! I actually did the math and figured out that my hourly rate is much higher and that if I can sub out some of the work, I can then concentrate to grow the business and stop working in the business!

Zoom out of a bit and take a look at your overall business strategy and tweak it every year as you continue to passively enjoy your investments.

@Shimon P. Just came across your post from a few years ago. Did you ever purchase that MF in JC. We’re you successful in renting to students ?

I am looking at some MF myself in JC and wanted to know if it’s easier to rent to students near the college.

@Brandon Sturgill is correct. For entry level investments I would stick to your own state which would be easily accessible plus you can build a local team ( attorney, PM, insurance agent, realtor, etc ) which you can lean on and monitor closely. If you need help with Rochester or Binghamton please reach out!
