Hi, 

I will be investing in Real Estate in Wichita, KS and I want to know, if I use short term money (hard money, private money) how do I know for certain a bank will refinance the 70% LTV after 6 months to 1yr? I know I should have exit strategies just in case they don't, but what steps can I take to be confident they will refinance? Do I need W-2s etc. ?

@John Corey Thank you, I understand your points. Can I ask you, how can I find someone I can trust ?and determine if they can successfully run things? 

I can bring a abudence of free time, sacrafice and hard work to the table. I also do Real Estate photography on the side.

Of course I want to learn, that is why I mentioned being a mentee.

Hi, 

I am looking to invest in multifamily real estate properties. This will be my first time investing and I do not want to start with SFH or Duplex-4plex properties. I have the capital to invest in real estate but I do not have the experience to jump into investing in multifamily properties on my own. I suppose this joint venture experience would involve some mentorship too.

How can I find the right person to help me accomplish this?

Hi everyone,

I constantly hear people say you should start small on your first Real Estate Investing deal (SFH) to understand certain aspects of the business.

My goal is to own multiple multifamily properties because of the benefits that come with it.

I understand that acquiring a 5+ unit property on your first investment deal can be risky. On the other hand, SFH or duplex-4plex do not appeal to me like apartments.

An idea came to me ...

What if I found an experienced Investor looking to acquire another apartment complex, and I offered them 20k cash to help with the investment. In return, I would ...

1). Become their mentee and gain valuable experience in multifamily investing 

2). Get my 20k investment back plus whatever returns 

Along with me being an attentive, hardworking, ambitious, etc. etc. mentee, I could also bring value by investing cold hard cash into the investment.

I also do some Real Estate Photography on the side so that can be of value too. 

Tell me what you think? Does this bring a source of value to the table?
