Ok I think I figured it out!

Operating Income is NOI, which doesn't include debt service or capex

Investment Cost is Purchase Price 

NOI / Purchase Price = Cap Rate

The cap rate should be at least 15% 

Great! Now what does "margins" mean? What are the other margins?

Hello! I'm reading the Bigger Pockets article Net Operating Income (NOI) in Real Estate: What It Is & How To Calculate It

Under the heading What Is an Ideal Net Operating Income Percentage?, there is a statement that says 

"Generally, it’s best to look for properties in the real estate market with higher net operating income figures when compared to the property price. Most real estate professionals and investors agree that margins and operating incomes should be above 15% of the investment cost."

Can someone describe what this means in simple terms? 

Does investment cost mean operating expenses - debt service - capex?

What does margins mean in this scenario?

The median keeps coming up as I do more research into real estate investing. I want to know how the median number affects how you invest or price things.

Think rentometer.com median rents or median household income etc. Why does the median number matter so much?

Find a company that does the repairs you need and ask them if they offer to finance, you can pay off the cost over several months (plus, interest, of course). I did this for my new electrical wiring and renovation project through Service Finance (who your contractor works with may be different). There were several plumbing companies that offered to finance but the guy I specifically wanted to do the work with did not offer that service. It's my belief (not a fact) that bigger companies offer these types of benefits.

Any time you're leaving a home vacant, even in sunny California, it's wise to shut off the water main so that any pipe leaks are very limited. This is even more important in homes with a risk of freezing. Even if the heat is on, you may experience a power outage or the furnace could break and things freeze up quickly. I experience many frozen houses every year and they are never fun.

Thank you for your advice on the water main, I will carry this with me forever. Keep up the good work, your contributions are priceless.
