@Sachin Bhat  It's understandable that you're feeling discouraged and losing motivation.  It's disappointing when you're told what to look for in a deal and you look and nothing meets the criteria.  But sometimes there just aren't good deals available.  It doesn't mean you're doing anything wrong.

I've heard experienced multi-family investors say they would welcome a market correction.  People are asking too much for apartment complexes, and some people are buying them.  But it doesn't mean they're a good investment.  And they may especially not be a good investment for you and your goals.

You could check other areas.  But you may just have to wait for the right deal to come along.  In the meantime, have other goals you can work on and get things in order so that when you find the right deal, you'll know it and can jump on it.

Welcome to the site.  As you've probably already seen, it's a great community with people who are willing to help.  Of course, like anywhere, you have to use good judgment and common sense.  But it's a great way to bounce ideas off other people and get confirmation that you're on the right track.
