Hello Rich and Jessica!

I am a budding wholesaler in San Antonio and I found your post via a search for short sale negotiation. After the most recent foreclosure list was posted for Bexar county, I sent out my first marketing letters. I have had some responses and have continued to research short sales, and I am beginning to feel like I might have gone on a path I am not ready to navigate. On the same token, I don't want to miss an opportunity, especially to get my first deal(s) going. 

My intent was to purely wholesale with no money (assignment) but I have learned with short sales I will need transactional funding, which I think I may be able to secure. I'm a little concerned that I might be biting off more than I can chew with the negotiation aspect as I haven't a clue what I'm up against. Any pointers? I would greatly appreciate it.

I am anxious to get marketing started, but want opinions on where my focus would be best suited just starting out. The newest foreclosure list in Bexar county was posted yesterday and I have a pending request with City Open Records for vacant and other code violators. Am I headed in the right direction? Thank you in advance!

Greetings!

My name is April Kraft, live in San Antonio. I recently joined BP and am a budding wholesaler. There is a lot to learn so I have been spending plenty of time reading and researching.

San Antonio is a good size market, but I have intentions of working in the surrounding areas as well (New Braunfels, Cibolo/Schertz, Canyon Lake to name a few).
